Roofing Estimate Template
A roofing estimate template lists a roof job line by line, priced from the measurements: tear-off and new shingles per square (100 sq ft), then underlayment, ice and water shield, drip edge, flashing, vents, labour, the dumpster and the permit. Each line is quantity × price. Fill in the free roofing estimate maker below or download the Word file.

What goes on a roofing estimate?
A roofing estimate prices a roof job from measurements. Almost everything is counted in squares: one roofing square is 100 square feet of roof surface. Tear-off, shingles and labour are usually priced per square, and the smaller parts by the roll, the linear foot or the piece.
Homeowners compare roofing estimates side by side, often three of them. The one that shows the measurements and every line, including underlayment, flashing, ventilation, disposal and the permit, is the one that looks honest. The template below has all of those as lines with units.

Enter the roof measurements and the lines. Each amount is quantity × price, each section is subtotalled, then tax, deposit and balance are worked out. The sample is a 24-square re-roof with example prices, not price advice; use your own.

The Word file has the measurements box (squares, pitch, layers, roof type, ventilation, decking) and blank lines for tear-off, shingles, starter strip, underlayment, ice and water shield, drip edge, flashing, ridge cap, vents, pipe boots, decking, labour, dumpster and permit, each with its unit filled in. It opens in Word, Google Docs and LibreOffice.
Roofing line items and their units
| Line | Usual unit | How to count it |
|---|---|---|
| Tear-off and disposal | sq (per layer) | Roof squares × number of layers |
| Shingles | bundle or sq | Squares + waste (often about 10% for a simple roof, more with valleys and hips) × bundles per square (often 3) |
| Starter strip and ridge cap | bundle or ln ft | Eaves and rakes for starter; ridges and hips for cap |
| Underlayment | roll | Squares ÷ coverage per roll (check the label) |
| Ice and water shield | roll | Eaves, valleys and around penetrations, as your local code requires |
| Drip edge | ln ft | Eaves + rakes |
| Flashing | lot or ln ft | Walls, chimneys and skylights |
| Vents | ea or ln ft | Ridge vent by the foot, box vents by the piece |
| Pipe boots | ea | One per plumbing vent |
| Decking replacement | sheet | Priced per sheet, only if found after tear-off |
| Labour | sq | Squares, with extra for steep pitch or a second storey |
| Dumpster and permit | ea | Size the dumpster for the tear-off; permit as your city charges |
Bundles per square and coverage per roll vary by product, so take them from the manufacturer’s label. Pitch also changes labour: steeper roofs are slower and need more safety setup.
Roofing estimate example
A 24-square re-roof at 6/12 pitch, one layer off, architectural shingles. The prices are examples only. Shingles: 24 squares × 1.10 waste = 26.4 squares × 3 bundles = 79.2, rounded up to 80 bundles.
| Section | Lines | Amount |
|---|---|---|
| Tear-off and prep | 24 sq × $60 | $1,440.00 |
| Materials | 80 bundles × $42 = $3,360; 3 rolls underlayment × $150 = $450; 2 rolls ice and water × $95 = $190; 180 ln ft drip edge × $2.50 = $450; flashing $275; 40 ln ft ridge vent × $8 = $320; 3 pipe boots × $25 = $75 | $5,120.00 |
| Labour | 24 sq × $110 | $2,640.00 |
| Fees | Dumpster $450 + permit $150 | $600.00 |
| Estimate total | No tax in this example | $9,800.00 |
| Deposit to book, 30% | $9,800 × 0.30 | $2,940.00 |
| Balance on completion | $9,800 − $2,940 | $6,860.00 |
Whether roofing labour or materials are taxed depends on where you work and how the job is billed. Enter the tax rate in the maker if your job is taxed.
How to write a roofing estimate, step by step
- Measure the roof. Measure each plane, or the footprint and pitch, and convert to squares. The roofing calculator does the pitch maths.
- Note the conditions. Count layers to remove, check the decking, ventilation, flashing and penetrations, and take photos.
- Count materials with waste. Add waste to the shingle count, then count rolls, linear feet and pieces for the rest.
- Price labour and fees. Price labour per square, adjusted for pitch and height, then add the dumpster and permit.
- Add terms and warranty. Say how hidden decking is priced, the workmanship warranty, the deposit and the valid-until date.
- Send it with photos. Send the estimate as a PDF with your photos, then follow up within a few days.
Roofers who send the estimate the same day as the inspection, with photos of the problem, give the homeowner less reason to keep shopping.
Not sure of your numbers? The margin calculator turns your cost into a price, and the free invoice generator makes the invoice once the job is done.
